Affordable Apartments in Denver's North Park Hill Neighborhood
Holly38 is an income-restricted apartment community in North Park Hill, Denver. Our homes have five income levels: 30%, 50%, 60%, 70%, and 80% AMI. This is one of the widest ranges in Denver, so many different households can qualify. We also have homes up to 4 bedrooms for households of up to 9 people. This page shows the 2026 income limits and how to apply.
What “income-restricted” means?
Income-restricted apartments have rent limits set by housing programs. Each home is for households that earn under a set amount per year.
AMI stands for Area Median Income. Every home at Holly38 is set at one of five levels: 30%, 50%, 60%, 70%, or 80% of the Denver County AMI. A lower percent means a lower income limit and a lower rent. A higher percent means a higher income limit.
Your household income is the money earned by everyone who will live in the home, added together, before taxes. If that total is at or under the limit for your household size, you may qualify..
2026 Income Limits (Minimum and Maximum)
There are two income rules. Your household income must be under the maximum in the tables below, and it must also meet a minimum.
Minimum income: your household must earn at least 2 times the monthly rent to qualify.
For the maximum, count everyone who will live in the home, including children. Then find your household size in the table for that income level. If your total income is at or under the amount shown, you may qualify..
